Terms and Conditions

Please review the terms and conditions relating to this reservation prior to arrival.

Renter must be 25 To Reserve and Check-in.

Reservations & Reservation Deposits

For confirmed advanced reservations, the following minimum stays are required:

(a) Months of February, March & April – two-week minimum stay (until Sat. after Easter)

(b) Months of January, May, June, July, August, September, October, November & December – one-week minimum stay. A 25% or $500 (whichever is greater) deposit is due at the time of booking.  The remaining balance is due 30 days prior to the arrival date.  Payments will be automatically taken on the date it is due with the credit card given at the time of booking.   For loyal, returning long-term renters, the Rental Office may alter payment terms as deemed appropriate. 

Discounts

Discounts of 10% for 8 week stay, 12% for 12 week stay. Stay must be continuous occupancy, in any one unit.

Credit Card on File

Renter agrees to provide their credit card on file at time of check-in to cover any damages to the unit or lost keys & wrist band fees. 

Cancellations & Refunds

You may cancel your reservation up to 90 days before arrival and receive your reservation deposit back, excluding a $200 cancellation fee. After 90 days, the deposits are non-refundable. Horizons West Rental Corporation is not responsible for events beyond our control, e.g. inclement weather, maintenance issues or personal problems.  Therefore, no refunds will be given for early departures. Refunds or discounts will not be given for inconvenience or noise relating to construction or remodeling occurring during the period May 1st – January 15th.  Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. We reserve the right to assign another comparable unit, if necessary.

Check-In / Checkout

Your Reservation Confirmation, office address with directions, general information, and the lockbox combination is enclosed.  Please note:

Check-In is 3:00 PM.  During peak and holiday seasons, Check-In is 4:00 PM

Keys will be placed in our lockbox for Renters that do not arrive by close of business.

Check-Out is 10:00 AM.  Renters must vacate the property and return the keys and wristbands to the office no later than 10:00 am on date of check-out.

For security purposes, if you lose a key, you must pay for the rekeying of the locks for your unit. The cost varies per unit. There is a cost of $25 for lost wristbands.

Unit Equipment

All units are equipped for basic vacation needs. Bed linens, towels and kitchen linens are provided, but not beach towels. A supply of bath soap, auto dishwasher detergent, trash bags and toilet paper are available for all rentals. We offer linen exchange twice a week.

Telephones are provided. Local calls are free. Use a calling card or dial collect to place long distance calls.  Maintenance problems in the unit will be handled in a timely and professional manner.  We reserve the right to enter any unit to address a maintenance issue.

The rental rate will not be adjusted due to any malfunction of equipment, which includes TV’s, air conditioning units, hot water heaters, stoves, refrigerators, door locks, etc. We reserve the right to enter any unit to address a maintenance issue.

Maximum Occupancy

None of our two-bedroom units will accommodate more than five people; most only allow for four people. There is an additional $100 weekly charge for a fifth person over the age of five. Our three-bedroom units will accommodate up to six people; there is an additional $100 weekly charge for the sixth person over the age of five.  The one-bedroom units are equipped for two people; a few allow for three. There is an additional $100 weekly charge for a third person over the age of five. Each unit has a specific maximum occupancy. Take note of the maximum number of occupants allowed in the unit before making your reservation.

Gatherings

Our units are rented for personal vacation use only. Parties and other large gatherings are not allowed. Guests of renters using the pool and beach areas are limited to four per unit.

No Smoking

All of our units are Non-Smoking.  Please abide by this policy.  In addition, Horizons West is a “smoke-free” complex including elevators, hallways, lobbies, pool areas and the beach.  There are designated smoking areas identified in the rental materials provided at check-in. Any smoking in units will result in renters being asked to leave and any additional cleaning charges will be charged to the credit card on file.

Pet Policy

No pets allowed.

Cleaning

Renter agrees to maintain the cleanliness of the premises during the occupancy and to leave the premises in good condition upon departure. Our cleaning service will clean the unit upon your departure.

Additional Provisions

The agent may enter the premises at any time in the event of emergency or to address a maintenance issue. Specific unit space cannot always be guaranteed; management reserves the right to assign another comparable unit if necessary. Parking facilities are for passenger vehicles only. No trailers of any kind are permitted.

Disclaimer

The Renter agrees that Horizons West Rental Corporation or Horizons West Association, Inc. shall not be liable to Renter, Renter’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the rental premises. Renter shall hold Horizons West Rental Corp. or Horizons West Assoc. harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect, or default of the Renter, his/her guests or invitees. The Renter acknowledges that Horizons West Rental Corp. acting solely in the capacity of Agent for the property owner, assumes no liability hereunder.
